With owner financing, the seller may agree to receive some of the purchase price over time instead of requiring a bank to provide all of the financing at closing. That can create flexibility around price, timing, and monthly payments. Any terms are spelled out in writing so you can evaluate exactly what you are agreeing to.

The specific terms of any transaction we discuss are put in writing so you can understand what you're receiving, when you're receiving it, and what each party is responsible for. You're free to have any proposed agreement reviewed by an attorney of your choosing before signing. What happens to my existing mortgage?
It depends on the structure. Depending on the transaction, an existing mortgage may be paid off at closing or may need to be addressed differently as part of the proposed structure. Before you agree to anything, we'll explain how the proposed transaction affects your existing financing so you can evaluate it and discuss it with your attorney or other advisers if you choose.
What protections do I have with a creative purchase?
The details matter, which is why the price, timeline, payments, responsibilities, and other important terms are put in writing. We want you to understand the proposed structure before making a decision, and you're free to have the agreement reviewed by an attorney of your choosing.
Why wouldn't I just list with a traditional agent?
Sometimes you should — and we'll tell you that if it's true. A traditional sale can be the right answer when the property is in good condition, there's no urgency, and a conventional buyer can deliver the outcome you want. Creative structures may make more sense when speed, flexibility, repairs, timing, or your specific numbers make a standard sale less appealing. We look at your situation first.
How quickly can this move?
It depends on the property and the structure. A cash or as-is purchase may move faster than a conventional financed sale because there can be fewer financing and property-preparation hurdles. Lease purchase and owner financing timelines vary based on what you're trying to accomplish. Once we understand your situation, we'll give you a realistic picture of timing.
